Hihi I had a new roof back in the fall and the shingles seemed to be lighter or darker in sections. The color i choose was Slategrey but it literally looks like a large strip going down the roof. It is acutally so bad that just people visiting me notice and ask about it. What can I do to fix this?
Collingwood, ON
If the mismatch is as bad as you say it is, the roofing contractor should replace it. About 10 years ago I had used an older batch of shingles and mixed them in with a new batch. The result was exactly what you are explaining. Today, some manufacturers won't even warranty for color mismatch when roofers use bundles from different manufacturing runs. Call back your roofer to look at the mismatch. If they aren't willing to fix it, call the manufacturer and see what they can do.

I had my roof replaced almost 2 weeks ago and the shingle is still cupping. and I was told it was because of the shade and it would flatten over time? Should I have the company come back to look at it?
Collingwood, ON
Hi Jos, I'm not sure that those shingles are cupping. I think they are high-nailed. If that part of the roof is constantly in the shade then it might actually take some time to settle, although this would be exceptional. I absolutely would call the roofing company to come back and look at it. If you're still not happy with their answer, call another company to inspect their work.

I own an apartment building and the flat roof always leaks a ton in spring during melts or heavy rain. When I get the roof redone this year I want to have like a 2/12 sloped roof. I'm wondering what I can expect to pay to have the roof re-built.
Collingwood, ON
I'm sure you have looked into the complexity of changing a flat roof to a pitched roof, so I won't bore you with the details on that. A straightforward answer is about $35/sqft. I would highly recommend that you don't do this. Having a flat roof is very beneficial for apartment buildings. You can add appliances to the roof like HVAC, boilers, etc. Consider just getting a professional to go fix it. Flat roofs are harder to do, but an experienced one can do it much cheaper, quicker and get you 15-25 years of solid reliability from it.

Can I make it one more winter before replacing this roof?
Collingwood, ON
Is it leaking? If so, then definitely NO! Your roof is a very low slope and this is a problem for roofs in the winter. Another option is a sealer that is sprayed over the shingles. It is a cheaper solution that can add a few more years to your roof. Good luck!

Im buying a house and the inspector said there is no step flashing under the dormer. The owner said they just had the roof done in 2022. Is this job done properly?
Collingwood, ON
It's likely that there is flashing behind the siding. Without flashing, significant rainwater would have entered the home, becoming very noticeable after two years. My main concern is whether the step flashing was replaced when the roof was redone. If the siding was replaced, it should ideally be trimmed about an inch above the roof—unless the siding was installed immediately after the roof replacement. Congrats on buying a new home!

Why does my roof look like it is sagging near the edge of the house?
Collingwood, ON
Hey Carry The framers didn’t build the rake overhang projection correctly. Instead of cantilevering outriggers from the second truss in, they simply nailed a ladder to the last truss. I also suspect that the sheathing stopped at that truss, with an isolated strip running along the ladder, further weakening the structure. You could potentially repair it when replacing the roof, but it would be costly, requiring substantial framing and fascia work. I would estimate about $2k-$4k in work to fix depending if it's on every edge of your home

I had a new roof installed over 2 years ago after a severe storm. In the summer I had an electrician come over to install new lights and had to go into the attic. He said it was far to hot and I would have to wait til this winter or have a roofer come out to check the vents. I thought he was being a drama queen but when I poked my head up it was scorching hot. I stuck a probe up and it maxed out at 67degrees! This morning I went out to look at the roof and there is a noticeable wave in the roof. My house insurance paid for half the roof and we had a reputable roofer do the work and we did not cut any thing out that was recommended by them. Any tips or suggestions are appreciated!

Hi Jeremy, Your home looks (and sounds) like it could be seriously under-ventilated. I can see the ridge vent at the very top of your roof, but that is not nearly enough ridge vent for your style of roof. There needs to be ridge vent combined with passive vents on the backside of your home. As for the wave your mention. This is likely from the lack of ventilation, but is hard to say just based on one photo. I would suggest you schedule a callback with your roofer and have them fix these issues. Good luck!

New roof shingles were put on my roof. Only 3 feet of water and ice proofing was laid. I'm in Toronto, is this sufficient?
Collingwood, ON
The roofing job has several issues, including the lack of a starter strip and underlayment, improper installation of architectural shingles, and warping deck boards that may require redecking. There’s also no edge metal at the eave, and the shingles overhang excessively. Ice and water protection should be around the vent penetration, and while its presence near the soffit overhang is technically fine, its placement—overhanging into the gutter—is incorrect. I can see the photo was taken a while go, but you will need to have the roof redone very soon.

I recently had my roof redone, and I've never noticed condensation like this before. Could the material be retaining moisture, or is this a ventilation issue? This photo was taken early in the morning when the temperature was 9°.
Collingwood, ON
Hey Beck, This is a ventilation issue. I see you have ridge vent on this new roof. Was it there before? Sometimes your soffit vents can get blocked after a new roof is put on. I would have your roofer check that out. If there is only gable vents, it is not enough ventilation for that ridge. Good luck! Call us if you need help.

Our roof has a steep valley that leads to serious overflow issues with the gutter, as shown in the attached picture. Since the exterior and gutters were recently replaced, I contacted the team to explore possible solutions. When it rains, the volume of water is almost absurd. What is the standard fix here?
Collingwood, ON
That valley is sending an absurd amount of water down. From the photo, it's tough to see a clear reason for such heavy runoff. It looks like your gutters might be draining onto the lower roof, leading to the overflow issue. Even the largest gutter on that eave wouldn't be able to catch it all. Check where the excess water is coming from and consider having your gutters redirected to a different location. Hope you get it sorted!

My roof looks like it is drooping. All the shingles appear to be like sliding downwards. But the edge of the roof does not overhang at all.
Collingwood, ON
Hi Skye, I'm assuming your roof is not leaking. If you posted a picture it would be easier to tell what is going on. Heavy snow loads or ice damming can cause shingles to slip and rip downwards. Also if the roof is insufficiently supported. This is usually only the case in really old homes (40+ years old). But the majority of the time it is roof deck that is sagging inwards due to water damage.

I need a new roof as it is very old. but I cannot afford one this year. This month it seemed to have a minor leak on the side of the house. is there anything I can do until I can get a new roof put on?
Collingwood, ON
I've got some good news and bad news. The bad news first: If your roof is genuinely leaking, there's not much you can do other than replacing it. A solid roof is crucial for protecting your home, as water damage can devastate your walls in just a few months. Now for the good news: The image you posted likely indicates attic condensation rather than a leak. This can be caused by blocked or insufficient airflow and insulation in your attic. What should you do? Have a roofer come and inspect your home. More often than not, the solution is straightforward and much less expensive than you might think. I hope this helps!
